The Client

Arthaland Corporation is a real estate developer incorporated in the Philippines, whose by-line is “Building Sustainable Legacies”. The company states that it is the only real estate developer in the Philippines with a residential and commercial portfolio 100% certified as sustainable by local and global organisations. It has made its mark in the Philippine real estate industry by pioneering the development and management of exceptional best-in-class properties that adhere to international and local standards.

Background

Arthaland is interested in developing hospitality assets to benefit from the rapid growth in both international and domestic tourism in the Philippines, but a decision was pending on what business models would best suit its investment strategies and objectives.

The client indicated that property development with an asset-light management model may be appropriate. Specifically, the development of condotel and/or senior living units might be contemplated, selling off most or all of the apartment units and then managing the operation of letting and maintaining the assets on behalf of their various owners.

Client Need

The Client wanted to explore strategic options to enable the company to successfully market and operate condotel units and requested that HSP prepare a proposal for rendering advice to Arthaland, in the form of an online workshop, on the options open to them in entering and successfully operating in the Philippine hospitality sector.

Scope of Work

HSP conducted a Visioning Workshop to discuss alternative business models that would satisfy the Client’s aspirations in developing, selling and operating real estate-based hospitality enterprises. This entailed considering the landscape of hospitality asset types; scales of investment & returns; ownership structures; divestment strategies; operational options and branding issues.

A follow up session was held several days after the workshop to discuss findings and conclusions from the workshop, make recommendations with respect to financial modelling and hospitality asset types; scales of investment & returns; ownership structures; divestment strategies; operational options; branding issues and high-level strategies that the Client indicated as being attractive.
