What did Hotel Solutions Partnership achieve for the client?

HSP was engaged to develop a turnaround plan with Quick Wins, Medium Term Goals and a Long Term vision.

Background

The Acaya Resort is located in Lecce, Southern Italy. It comprises a DoubleTree by Hilton hotel, a golf club with championship golf course and the Acaya Spa, which have all been trading at an operating loss.

Project objective

The property was put under the control of the local Italian courts and KPMG were appointed as administrators. Unfortunately, the KPMG team were very inexperienced in hotels and could not plan and implement profit improvement measures.

Project scope

  • Developed a business plan that when fully implemented, will make the property more attractive to potential buyers.
  • Established a central sales team who focus on the local community to build weddings, local events and meetings business.
  • Pushed Hilton to provide support by adequately marketing the hotel to travel agents and conference organisers.
  • Put in place the uniform system of accounts for hotels so that costs and pricing can be properly monitored and accurate forecasts can be made.
